Should I get a roof inspection before listing my home?
If the roof has any age or wear on it, yes. A pre-listing inspection lets you find and price problems on your own timeline instead of during a buyer's inspection, when the clock is running and the buyer holds the leverage. It also removes the roof as a negotiating lever and shows buyers the home has been cared for.
What's the difference between a roof inspection and a roof certification?
An inspection is a documented evaluation of the roof's current condition with photos and findings. A certification is a written statement that the roof is in sound condition with a defined number of years of life left. We always inspect first. We'll only issue a certification-style letter when the roof genuinely qualifies.
How fast can you inspect during my option period?
Fast response is the point. Call us as soon as the roof comes up and we'll get out quickly, because option periods and closing dates don't wait. A typical single-family inspection takes about 60 to 120 minutes and includes both the rooftop and the attic side.
Will you certify any roof?
No. We won't put our name on a roof that doesn't qualify. An honest assessment protects you, your buyer, and your agent from a dispute later. If the roof needs work, we tell you straight and give you a clear path to fix it.
